There are many advantages to having your property managed by a professional management company:
- A professional property management will be checking on your home while it is vacant - A property manager will deal with any tenant issues - we will be receiving the "middle of the night" phone calls from your tenant (not you). We have the resources to address virtually all repairs - We make sure the lawn is maintained during vacancy so that your property remains attractive to would be renters/buyers - We can take care of all of your Municipal Inspection issues, including getting bids and hiring a contractor to correct any violations
What Are My Responsibilities If I Choose Not To Have My Property Managed If you do not want a professional manager and want to manage your own property, you will be responsible for: - Contracting the Department of Public Works and your local fire department in your municipality to determine occupancy requirements - Pay for and scheduling your municipality's required Municipal inspections. Please note- virtually all residential property in the St. Louis area has a required municipal inspection that must be passed before a tenant may legally occupy the property. Not doing so may result in fines and legal action taken by your local authorities - Meeting the inspector at your home and ensuring your home has passed all municipal inspection requirements (including any violations the inspector may find), scheduling and passing re-inspection, ensuring that necessary utilities are kept on, and making arrangements for lawn maintenance while the home is being marketed, etc. - Acting as your tenant's landlord with regard to rent collection, repairs, etc. from the date the property becomes occupied
