West End offers both "occupancy management only" or "full service property management" services.
Occupancy Management Only - West End will address all property issues from the point your tenant takes occupancy of the residence through the lease term. We do not provide any services prior to tenant occupancy, e.g. we do not make repair arrangements nor pay any property expenses incurred during vacancy. Services would include: - Meet with tenant to sign lease - Do an initial walk through to note move-in condition of property - Prepare monthly property accounting, collect rent, and pay expenses - Be available to your tenant to address repair and property concerns. - Notify you of any major repair concerts, obtain repair estimates - Perform preventative maintenance as you request, relating to furnace/AC, gutter cleaning, driveways, etc.
Full Service Property Management - this includes management of property during both vacancy and during tenant occupancy. This is virtually hands free management for owners. In addition to services described above, we will: - Take care of your municipal inspection issues (if desired), including hiring a contractor to correct any violations - Check on home while it is vacant - Make sure lawn is maintained during vacancy - We will receive "after hours" phone calls from your tenant, not you, and have resources to address most repair concerns - Our knowledge Missouri Statute requirements and what issues may create liability for you (e.g. tenants' rights, security deposit returns, etc.) can help minimize your risk.
